According to the latest JLL report in quarter 1 of 2020, office leasing in Ho Chi Minh City and Hanoi has more than 4.3 million m2 in total.

The average rental price for offices in Ho Chi Minh City and Hanoi were VND 700,000/ m2/ month (USD 30 /m2 /month) and VND 420,000 /m2 /month (USD 17.9/ m2/ month) respectively.

Market prospects for office leasing

It can be seen that the office leasing market is still operating stably, not recording significant negative impacts of the disease. JLL Vietnam representative believe that the rental activity in the market is still smooth because most of the rental contracts are mostly from 3 to 5 years.
On the other hand, due to limited supply on the market, office rents are unlikely to fall. Most of lease renewal transactions in the first quarter of the year still recorded an increase in prices.
In the first three months of the year, Ho Chi Minh City had only about 68,700sqm of newly completed office from rank B and C. However, only 62% were offered to the market, the rest were mostly investor internal use. Therefore, while the new supply is low, leasing activities is still positive in the context of high demand before the Covid-19.
