In year-end, the urban houses and lands attract the cash flow

The urban house and land market in the South is noiser when it comes towards to the end of the year

From the beginning up to now of the year, urban houses becomes an attractive segment, especially some months recently, this segment in HCM city has some silent waves in exchanging.

In the house segment in resident, according to Real estate in majority area of district 7, Thu Duc district, district 9, etc. the demand of buying house increases dramatically, which makes house price increase approximately 15 – 20% compared to the early year. Exchange is increasing which leads to noise from brokerage activities. The number of real estate brokerage office is bigger after a long time.

However, attraction of bigger cash flow has to metioned is urban house and land segment, with participation of brokers. According to journalist, majority of land projects selling recently has a good liquidation, the exchange mainly implemented by the second or third level investors.

The hot of real estate market is not only in HCM city but also in Dong Nai province. Ms Le Thi Cam Tu, general director of Eximrs said in the short time of selling Long Hung project, up to now, there are over 500 lands officially bought by investors. The price of this project is increasing dramatically, in the first time of selling, price is from VND 7 million per one square metter, currently, it is increasing over VND 8 million.

According to Mr. Nguyen Van Hau, general director of H-T real estate enterprise, specially investing in land projects, the source in last time does not meet the demand of market. Majority of land projects sold out in the short time.

According to announcement of Savills Vietnam, in HCM city, urban house and land has small area actracting customers. Urban houses for sure can compete apartment because of the price is not much higher but it can supply add-on comforts such as: entertainment area, pool, school, convenient shopping and perfect security. Previously, an urban house in HCM city is high as three times as a luxury apartment, however, currently, this ratio reduces 1.7 times in developing area.
